What are our "simply smart houses"? Pretty much just what the name says! Brand new construction houses that are simple, efficient, affordable, but still have all the bells and whistles! Who does this appeal to? First time home buyers who can't find a house with today's historically low inventory. Those who want to age in place and avoid assisted living as long as possible. Investors too! In most cases we are seeing the “as complete” appraisals coming in significantly higher then the cost of the entire project; this means instant equity!

These houses are safe and efficient to own; one story, slab on grade construction; featuring insulating concrete forms; lower taxes, lower utilities; and can be delivered for a fixed price! You can't do that on a rehab; and unlike most traditional new construction; very few upgrades are offered; most of the good ones are included!

Our houses are 1250 sq ft; 3 bedroom, 1 and ½ bath. Main bath has a walk in shower and hand grip rails; wide hallways and doorways; and no stairs! We do include the cool stuff; cathedral ceilings, exposed spiral ductwork, open floor plan, granite, stainless, LVT, and open front porches to name a few.

We build these houses on your lot; but let's look at some ideas as far as locations; Of course, you can purchase a building lot; or a “knock down” existing house (there are some advantages to the “knock down” scenario we can discuss in person); but here's some other ideas. Sub divide an existing family lot; Due to the size; this is often not too difficult; this can apply to first time buyers and those looking to down size and age in place; Investors; got a rental on a large lot; or with an additional lot? Simply add another house and double the income of that property! Really; the possibilities are many!
